The 127-unit/185- bed community was delivered in Fall 2023.

Development | Revery

Revery is a modern community located near Mississippi State University, featuring eight three-story buildings with a total of 176 units and 284 beds. The community offers a variety of floor plans, including studios, one, two, and four-bedroom options.
Amenities offered at Revery include a modern community clubhouse, refreshing pool, fitness room and an outdoor social lounge.

Development | Fireside District

Situated just half a mile from Tarleton State University, Fireside District offers a practical and comfortable living experience.
With a total of 66 units and 180 beds, the development comprises eight three-story buildings, each hosting two

Development | Octiv Row

An affordable student living option, offering 46 units and 160 beds, is located just one block from the east side of
University of West Georgia’s campus. Eight individual three-story buildings containing two apartments per floor make up the development. Octiv Row officially opened in August 2020.

Acquisition | The Towns at Octiv Row

In January 2024, Spectra acquired The Village at West Georgia, transforming it into The Towns at Octiv Row.
Offering 2 and 4-bedroom townhomes, our community is nestled alongside its sister property, Octiv Row.

Acquisition & Development | Vivio on Tenth

Spectra acquired Vivio on Tenth in February 2019, expanding the community near the IUPUI campus in downtown
Indianapolis with 162 beds and almost 100 parking spaces. This addition, focused on affordability and modern
amenities, provides students with an enhanced living experience. The Phase II addition, introduced in August 2020,
reinforces the commitment to a contemporary environment.

Development | Eight Thirty Water Tower

Nestled conveniently across the street from Ferris State University, Eight Thirty Water Tower stands as Spectra's
inaugural off-campus development. In Fall 2019, this distinctive residence became the welcoming abode for 318 students.

On-Campus Partnership | Spencer Hall

In Fall 2018, students arriving at Warner University's Spencer Hall were greeted with a newly renovated
community, offering a refreshed and modern living space. The growing enrollment at Warner University has
underscored the necessity for expanded on-campus housing options for incoming students. Spectra takes
